Florida Hometown Heroes Homebuyer Program
to provide Hometown Heroes Up To $25,000 in down payment and closing cost assistance and other benefits to eligible first-time, income-qualified, frontline community workers such as law enforcement officers, firefighters, educators, healthcare professionals, childcare employees, and active military or veterans so they can purchase a primary residence in the community in which they work and serve. (Military Veterans are exempt from the First Time Homebuyer rule.

And even if your occupation is not on the HomeTown Heroes list below, you may qualify for Up To $10,000 as a First Time Home Buyer. And, you may qualify as a First Time Homebuyer if you have merely not owned a home in the last three years. And, you may be able to get the money even if you live outside of Florida and purchase your primary residence in Florida. The fund is limited to $100 million. When it runs out, buyers will need to wait until the next state appropriation.
The Florida Hometown Heroes Loan Program offers:
- 30 year mortgage
- 5% of the first mortgage loan amount (Up To $25,000) for your down payment, closing costs, and use the rest to reduce the mortgage (LTV).
- lower than market rates on an FHA, VA, RD, Fannie Mae or Freddie Mac convetnional first mortgage
- reduced upfront fees
- no origination points or discount points to pay
- only need to repay when the borrower sells, refinances, transfers deed, or vacates as their primary residence.
You may qualify if:
- you have not owned a home in the last three years. (Military Veterans are exempt from this rule)
- your household income is equal to or less than $118,950.00
- the maximum loan amount is $647,200.00 but depends on the type of loan you need.
Eligible Occupations for Florida Hometown Heroes Loan Program
(Participants must be employed FULL-TIME and CURRENTLY employed in a position in which their license or certification is held.)
Active Military Personnel
Military Veterans (are exempt from First Time Homebuyer Requirement with a valid DD-214 that reflects discharge status as other than dishonorable)
Surviving spouse may participate in a VA first mortgage ONLY when providing a valid Certificate of Eligibility (COE).
Sworn Law Enforcement Officer, Certified Correction Officer, Correctional Probation Officer, Juvenile Detention Officer, Juvenile Probation Officer
Certified Paramedic, Certified Emergency Medical Technician (EMT), 911 Public Safety Communicator
Certified Educator to include: Classroom Teacher, Career Specialist, Librarian/Media, School Counselor, Social Worker, School Psychologist
Licensed Childcare Operator (Owner of Childcare Facility)
Childcare Instructor *(employed by a LICENSED childcare facility or REGISTERED or LICENSED home childcare provider)
Health Care Practitioner: Almost every type of certified or board licensed health care provider to include. Registered Nurse (RN), Licensed Practical Nurse (LPN), Certified Nursing Assistant (CNA), Home Health Aide *(employed by a LICENSED home health agency), Physician, Physician Assistant, Anesthesiologist, Certified Medical Assistant, Acupuncturist, Osteopathic Physician, Chiropractic Physician, Podiatric Physician, Pharmacist, Pharmacy Technician, Dentist, Dental Hygienist, Speech Language Pathologist or Audiologist, Speech-Language Pathology Assistant or Speech Language Audiologist, Assistant, Nursing Home Administrator, Occupational Therapist, Occupational Therapist Assistant, Respiratory Therapist, Licensed Dietician or Nutritionist, Licensed Nutrition Counselor, Athletic Trainer, Prosthetist Orthotist, Prosthetist, Orthotic Fitter, Orthotic Fitter Assistant, Electrologist, Massage Therapist, Clinical Laboratory Personnel, Phlebotomist *(employed as a full-time phlebotomist and has successfully completed an accredited phlebotomy course), Licensed Medical Physicist (X-Ray), Certified Basic X-Ray Machine Operator, Certified Radiologic Technologist, Certified Radiology Assistant, Certified General Radiographer, Specialty Technologist, Optician, Hearing Aid Specialist, Physical Therapist, Physical Therapist Assistant, Psychologist
